Do I need renters insurance?

Yes. We ask that you have renters insurance in case there is an unexpected event or damage to your apartment or your belongings.

What is your pet policy?

We love and welcome cats and dogs. They do, however, need to be 25 pounds or less

Do you have furnished units?

Yes, we do have furnished units. They are typically $325-$475 per month more than our published unfurnished rates.

How long will it take for my rental application to be processed?

We can usually process an application in about an hour, if you apply during business hours.

What do I need to apply for an apartment?

You’ll need to fill out a rental application and provide a copy of your ID and proof of income.

Do you charge a fee to apply?

Yes, it is currently $95.00.

Do you require a credit check?

Yes, we require a credit check to be run during the application process.

What is the minimum credit score?

We are looking for average credit. A 650 credit score or above is required.

What is the security deposit?

The minimum deposit is $200. But it goes all the way up to a full month’s rent depending upon your credit score.

How do I apply?

You can apply online by finding the “Apply Now” button on the top of the website.

Do I pay utilities?

Yes, but they are very reasonable at the Melrose. Following our recent renovation, we are one of the most energy efficient buildings in the city.

That said, we are on a RUBS system, so you are also paying your pro-rata share of things like night security, pool cleaning, and community housekeeping.

Do you have cable/Internet services?

Yes! Comcast is the main service provider in the area.

Do you accept smokers?

Sorry, we are a non-smoking community.

Is there parking?

Every apartment gets a free non-assigned parking space in one of our two parking lots.

How much is the rent?

Do you take Section 8?

Sorry, we do not participate in any government programs.

Is a short term lease an option?

Yes, we sometimes do short-term leases of 6 or 9 months. The rates will be about 20% higher than our published long term rates.

Do you have any apartments available?

Yes, we have several models available! Would you like to schedule a tour?

What is the earliest I can move in?

If we have the apartment model you are looking for, we can usually have it ready for you in about three days.

When do I pay the deposit?

You typically pay the deposit when you sign your lease.

Can I pay rent online?

Absolutely! We have a portal and you can set up auto pay as well.

Are there discounts available for students?

Sorry, we do not have any student discounts.

Are there discounts for members of the military?

Yes, active military members are eligible for up to a 5.00% discount. Ask during your tour.

Do you offer income based housing?

No, sorry. We do not participate in any income based housing programs.

Do I need an appointment?

No appointment is necessary to tour; however, it is always appreciated if you call ahead to make sure we are available.

Is the application fee refundable?

Sorry, no. We pay a vendor who conducts a credit and background check. The fees goes to these items.
